How much LHA will I receive?

To work out how much local housing allowance (LHA) you will be entitled to, you will need two pieces of information:
  • the broad market rent area (BRMA)
  • the number of bedrooms your family needs

You will then need to check these against the current LHA rates for the North Devon area.

Broad market rent area

There are two ways to find out in which BRMA your home lies:
Number of bedrooms

You then need to work out how many bedrooms your family needs.

One bedroom is allocated to every single adult or adult couple.

An additional bedroom will be allocated for:
  • any other person over the age of 16
  • any two children under the age of 10
  • any two same sex children under the age of 16
  • any other child

Example

A couple with 2 male children under the age of 16 will be entitled to 2 bedrooms.

Single claimants under the age of 25 will be entitled to the 1 room with shared facilities LHA.

When you have worked out how many bedrooms you need, check the current LHA rates to work out which rate is applicable to you.

Remember

Once you have worked out your LHA this will be the maximum that you can receive. The amount may be reduced due to the amount of income and capital that you have. To calculate your final amount please use the benefits calculator.
