Applying for Planning Permission

I have established I need planning permission for my alterations, what is the next step?

Our Planning Officers are happy to have a pre-application discussion with regard to your proposals, which will give you an idea of the likely outcome if you decide to proceed with your application.

These informal discussions will ensure your application can be determined in the shortest possible time. However, we cannot guarantee any formal decision until a thorough assessment and advisement/consultation exercise has taken place.

What do I need to submit?

In order that your application may be considered, you will be required to:

1. submit 5 copies of the appropriate application forms (available on-line)

2. submit 5 copies of plans of the proposal, including a location plan

3. enclose a planning fee

4. submit a certificate relating to the ownership of the property (known as an 'Article 12A Certificate')

Applications should be submitted to our main offices or the Community Offices when operational.

How much will it cost?

The current charge for an application for an extension to a dwelling is £135. Some applications are free of charge. Please see out Planning Application Fees page.

Are all planning applications the same?

There are three types of application you can make:

Outline: this type of application will establish whether a piece of land is acceptable without becoming involved in the expense of preparing detailed plans.

The planning officer can request more detailed plans if necessary to determine the application.

This type of application is not normally appropriate for extensions or barn conversions.

Approval of Reserved Matters: this refers to the submission of details (usually within 3 years) required by conditions imposed on the granting of outline permission.

Full Planning Permission: this refers to most applications and provides for the submission of all details of the proposal in one stage. Most minor applications, such as extensions are the subject of full planning applications.

If your property is a listed building or in a conservation area, you may need to submit, in addition to your application, a listed building consent application or a conservation area consent application.

Do I need professional plans drawn?

No. The Council would however advocate the use of professional help. Your plans must be adequate to show the intended development clearly and accurately. In most cases existing and proposed levels will be required.
