Other guidelines
The Planning team follows a number of guidelines when dealing with planning applications. This information is also available to applicants, their agents and other interested organisations, to help them through the process.
- Guide to pre-application discussions - the importance of pre-application talks and how this can help the planning process
- Guide to major applications - what a major application is and how it will be handled by the council
- Guide to Section 106 agreements - agreements between developers and the council as part of a planning consent condition
- Guide to letters of representation - letters written in response of a planning application, often by members of the public
- Guide to planning responses by town and parish councils - consulting with town and parish councils for their consideration of an application.
- Guide to accessing planning files - information on what files are available to view and details of how you can access them.
- Guide to planning compliance and enforcement - investigating allegations of planning control and the action that this could lead to.
Local list – validation of planning and other applications
The ‘Local List’ gives advice on what must be provided by an applicant or agent to create a valid planning application.
Our objectives in publishing this ‘Local List’ are:
- to comply with central government guidance
- to provide advise and create certainty for applicants and agents by setting out clearly what information is required
- to create a ‘level playing field’ for all applicants
- to assist interested parties in their consideration of applications by ensuring that each application contains a basic level of consistent information
- to minimise the number of invalid applications received
- to minimise the need to request additional information either before or after registration of an application
- to improve determination times for applications in accordance with central Government targets.

The Local List is a very large document. We are working on ways to make this document available in bite sized chunks.
